Rates & market update

Where things stand
Why the rate you see in headlines isn't your rate
National average rate headlines are a real data point, but they're an average, not a quote for you specifically. Your actual rate depends on your credit score, down payment, loan type, loan amount, and the specific property. Two buyers closing the same week can get meaningfully different rates.
Day-to-day rate movement mostly tracks the bond market and Federal Reserve policy signals, not something any individual lender controls. What I can control is making sure you're not leaving anything on the table within whatever the market's doing: the right loan program for your situation, accurate qualifying numbers, and no surprise fees at closing.
Does it still make sense to get pre-approved now?
Usually yes, regardless of which direction rates are moving. Pre-approval tells you your real budget, strengthens your offer in a competitive situation, and gives you time to fix anything in your credit or financial picture before you're under contract. None of that depends on timing the market perfectly.
If rates drop meaningfully after you close, refinancing is always an option later. See the refinance pagefor how that works.
